Mandatory Diagnostic Services

When a landlord wants to sell a property in France, there are several documents that he must present to the new owner. These documents are also known as the Dossier de Diagnostic Technique (DDT), in other words, a file that contains the technical surveys about the property. They provide the best information possible on the general condition of the accommodation. The diagnoses must be given to the new owner from the first visit to the signing of the lease agreement. This way, the new owner is fully aware of the quality of the equipment, the surrounding environment of the accommodation and its energy performance. 

             These diagnoses are also mandatory to rent out a property. They must be sent electronically to the tenant when the lease is signed. These diagnoses aim to protect the future tenant or owner from landlords that could give false information or forget to mention some.

             The energy audit must be included in the DDT for housings classified F or G according to the DPE if the property is up for sale. The energy audit presents two work scenarios to improve energy performance and reduce its global emission of CO2. This document is to be taken as a piece of advice more than an obligation for the new owners. It raises awareness about energy consumption and the savings that would be made if some work was done. The audit aims to reduce the number of F or G properties in France.
